Essence Estate: Stage 4 Civil Works Complete
Civil works are now complete for Stage 4 of Homecorp’s Essence Estate in Toowoomba.
The plans for the next stage of this 120 lot development are also preparing for council submission, delivering the region more much-needed housing.
Buying off the plans involves a different process than when purchasing an established property. Often the land is still being developed when the sale takes place. As a result, there is more time between the exchange of contracts and the actual settlement.
When buying a house and land package, the build cannot commence until the land settles and there is a range of work that has to happen for that to occur.
Essence Estate Stage 4 has completed all the required civil works to meet council requirements for title registration. Once titles are issued Homecorp can then proceed to settlement and, once complete, construction can begin.
Land Development Stages
Here is a quick overview of the major milestones Homecorp needs to tick off when developing an estate, like Essence, from the ground up:
- Earthworks – Before anything else can happen, the land to be developed needs to be as possible. Specialised machinery is need to do this work. Some sited may need to bring in additional dirt to raise the site. Excess material is also removed, or redistributed around the site, to create easy level building pads.
- Electricity, telecoms and water installation – Once major earthworks are complete, key services need to be installed. These include sewerage, water, electricity and telecommunications and they are installed underground.
- Roads – Temporary access roads for machinery and earthworks now give way to the permanent roading required for the development. This phase also includes the installation of nature strips, footpaths, roads and streetlights.
- Paperwork – Before the land titles can be lodged, the council will undertake a thorough eview to ensure everything in the development is in accordance with the plans and has been carried out as approved.
- Land titles – Once the paperwork is in order, titles are then lodged. Once they are issued the date for settlement, usually 10-14 days, is then notified.
- Build – The Pre Construction process begins once the land has settled. The BA will be lodged and, once that is approved, construction can commence.
